2 HOUSES IN 1!
A rare find!
This unique property ticks all the boxes – an ideal home that keeps on giving.
With large, open, and airy spaces and breath-taking views across the wonderful East Sussex Highlands, you’ll find fantastically versatile areas to live, work and play.
Fully Furnished or Part Furnished also possible – subject to Tenant’s furniture needs and landlord approval.
Step across the threshold and be immediately wowed by the light and airy open-plan dining, living and kitchen areas.
This exceptionally well-presented contemporary country house has three bedrooms and two shower-rooms upstairs (one being en-suite). There is also a wonderful space that is ideal as a children's chill-out zone.
On the ground floor is a spacious principal bedroom suite with an en-suite bathroom featuring a whirlpool bath and shower. The Suite boasts a large walk-in wardrobe and has a south-facing door that leads into the cosseted walled garden - an ideal space to take your morning coffee. (Note, the wide corridor to the principal bedroom suite and a slightly lower-set bathroom sink are ideal for those in a wheelchair).
The bedroom next to the principal bedroom suite can easily be used as a games-room, snug or home-office.
There are two staircases that lead downstairs; one goes to a magnificent Garden Room with triple aspect windows and large double doors that entice you into the enchanting walled garden. Again, options are to make this another stunning bedroom, a painting studio, a games room with snooker/table tennis tables, simply a children’s’ living room or maybe even a large home-office or treatment room!
At this point, you have the choice to keep the two dividing acoustic doors open and continue from the Garden Room into the Basement Apartment or lock these off to create a separate self-contained apartment.
Here, you can accommodate an elderly parent or the returning graduate who seeks independent living, a carer or an au-pair.
The Basement Apartment currently has two bedrooms, a large shower room/toilet, storage cupboards and utility cupboard leading to an open-plan living, dining and kitchen area. A separate entrance leads outdoors to the large car park. Internally, additional acoustic doors lead past the main utility room back upstairs to the main house.
To summarise, this magnificent and versatile home has been recently used as a popular holiday-let venue for large groups. You can be confident therefore, that there is more than enough space to spread out whatever the activity and however you wish to use the space.
The large walled garden is separated into ‘zones’ - the stunning parterre with edible, medicinal and herbal plants with a plethora of roses that bloom for most of the year. A large patio surrounded by an evocative water feature is a fantastic space with ample seating for BBQ’s and al-fresco eating on warm summer nights. There is an orchard and vegetable garden, as well as a lawned area which is ideal for games such as badminton, football or croquet.
Obligatory utilities, council tax and garden maintenance charge of £1000 per month - on this basis the all inclusive monthly rent is £6500 per month based on a family of 4 or over.
